The following is an interview I had the pleasure of doing with Barry Denton of the Bluegreen Corporation, regarding the Vintage Oaks subdivision which is one of the largest developments in the Hill Country in the New Braunfels area on Texas 46, just east of Highway 3009.
Q: Why did Bluegreen choose this site?
A: Bluegreen chose the Vintage Oaks site because of its tremendous location. It's close to everything…New Braunfels, San Antonio, shopping, Canyon Lake, Guadalupe River, schools, airport, hospitals, etc.
Q: I was told Vintage Oaks is aiming at approximately 2,010 residential lots. Is this number correct? And how many phases will there be?
A: Yes, we'll have approximately 2,000 homesites in approximately 6 phases totaling 3,200 acres, which gives an average lot size of about 1.5 acres.
Q: How are sales currently going? What phase are you currently selling? And have you felt any decrease in sales due to the national market slowdown?
A: Sales are going great! We recently opened up the first phase of unit two and have had a great response to the variety of properties offered in both unit one and unit two. Although we saw a slight slowdown in the third quarter, sales have picked back up. We opened in October of 2006 and just celebrated our First Anniversary with our 250th sale!
Q: What is the price of your typical lot?
A: The average price per lot is $75,000 with our prices ranging from the $60's to the $90's.
Q: Since January there has been a lot of activity with roads, utilities, and new homes? Could you please elaborate on the progress?
A: Tremendous progress has been made in spite of the 90+ days we lost related to the heavy and continuous rains this past summer. As of this writing, most of the roads in unit one have been paved, utilities should come on-line for that same area by the end of 2007. Road and utility construction continues in the remainder of unit one and the first phase of unit two.
Our builder participation has been fantastic! We have great builders at Vintage Oaks and currently have approximately 20 homes under construction or nearing completion. With the end of unit one utility construction in sight, we're seeing new plans submitted for review on a weekly basis.
Q: When I toured Vintage Oaks I was impressed with the beautiful Hill Country views and terrain. I was also impressed with the amenities proposed. Would you please describe some of the amenities?
A: We're offering amenities that we think will be the finest of any community in the area. Our 25 acre main park will contain a clubhouse with indoor and outdoor reunion space, a fitness room and kitchen. The facility will overlook multiple pools, including a resort style "lazy river" re-circulating water feature, sports courts and fields as well as beautiful open areas. In addition, we'll offer approximately five miles of hike and bike trails and smaller parks scattered throughout the community.
Q: Several of our readers, love the look of a custom home, but sometimes get turned off on horror stories of building a home. What advice do you have when selecting a custom home builder?
A: I've had a couple of homes built in the past so I've been through the process. I suggest selecting a builder who's work and personality you like. It's a relationship that will last approximately a year, so choose carefully. The builder wants to build you exactly what you want and can afford, so you must have realistic expectations for your budget and clarify as much at the beginning of the process as possible so that everyone is on the same page. Communication is key!
Q: Mystic Shores, Mountain Spring Ranch and now we have Vintage Oaks. Should we be expecting any new developments from Bluegreen in the future?
A: The Hill Country has been a strong market for us for decades. We're definitely looking for more opportunities to add to the wonderful communities that we've developed over that time.
